Obsessed with Tiny Homes! What's your perfect size house?

So ever since I started getting serious about paying off debt I've become more and more focused on what *really* matters in my life. When my daughter was born it was the final tipping point for me to realize that stuff is just stuff and I honestly don't care about any of it anymore.

My current home is small. 1250 square feet with a 300ish sq foot mostly finished basement. We have 3 bedrooms and 1 full bath (no half baths). I always thought I needed a bigger home. I was a little ashamed of our house and what people might think. But over the years I've come to appreciate it's size. It's still not our perfect home; I really need a half bath on the main floor and the layout is less than ideal. Our master bedroom is Way too big. Our main living space is not open enough between the kitchen/dining room/living room. There's a lot of awkward, not very usable space.

I love the idea of the tiny home. You come to realize it's all about the layout and design of the home and not the square footage. I'm always reading about the tumbleweed tiny houses and other people who build their homes from scratch on trailers. It's so refreshing to see people not consumed with money, status, and showing off. While I can appreciate the tiny home my ideal home is probably more like 1500 square feet and a ranch. A large open kitchen/dining room/living room, 1 full bath, a laundry room, and 3 small bedrooms. Maybe my opinion will change when my daughter gets a bit older?? Or if we decide to have one more?? I don't know; I think I've finally reached a good point in my life where I know what truly matters to me. Now if only I had known this back before we bought our first house we would've made sure to go to a good school district and get a house with a nice sized yard and room for a useable garage for T. Ohhh well, hindsight is 20/20!! Luckily we've got a little while before G starts school..I'll keep daydreaming in the meantime..

    I think it's a good shift to focus on what works for you, and not to care what everyone else thinks.

    We personally like a bigger house, but we like the aspect of being able to entertain at home (to be home bodies - to have plenty to do at home) and we really like our personal space. I personally like having twice as much space now that we have twice as many people living in our home. Of course, financially we were able to pull this off by moving to a cheaper city. So, when we moved from 1250 sf to 2600 sf, we didn't have to pay any more for the bigger space. In our first home buying reality, we were never going to afford more than our 3-bedroom condo, and I know we could have raised kids just fine if that was our only financial choice. I just don't think we would be nearly as content, and is part of the reason why moving did become important to us.

    I think 1250 square feet was really nice for the two of us, and we plan to downsize as soon as the kids are grown. But, we haven't resolved what we are going to do about the at-home entertainment we have become accustomed to. (No pool table yet - but plan to - we have a grand piano and a dedicated movie theater room. Those will all have to go. I think a smaller and more manageable space will be more important to us as we age, but we have been spoiled with the space we have in the interim).

    I've been thinking a lot about the size of our house. (1140sf) I might post about it too. I really got to thinking after I picked up DD from a playdate and their house was HUGE! I'm pretty sure we could fit three of our houses in theirs! I'm telling myself that's just a lot more to clean! Right?

    MM-- I like what you said: it's about what works for you italic. It's just that it took me until I was 25 or so to actually realize what I liked and not what I should like according to everyone else.

    LF-- UGH the CLEANING! I love that I can get a phone call from a family member saying they want to stop in and i can whip the house up to shape in no time!

    My wife and I would love to have a simple home. We live with family right now as we payoff debt. But a home with 2 bedrooms, 1.5 or 2 bathrooms, and somewhere to cook, eat, and a nook to put the computer is all we need. We value a few material things - garden space, a nice kitchen, and a safe place to store our bicycles.

    I have an 1100 sq ft house, with seven folk living in it. And while I wouldn't mind more, I find that many houses I look at with twice the sq ft, and about the same usable space.

    We have optimized height storage in most rooms, and we have a floor plan that is mostly usable, not to much wasted hallways.

    Two bathrooms is generally enough. (so far) with careful management we are comfortable. I would prefer to have at least one more room, so that folk can come over to dinner without having to balance plates on their laps (one guest we can fit at the table, maybe two if they are short and small)

    What I do not want is a huge house that I have to clean, and that folk feel is ok to fill up with stuff....

    We just moved from 1450 sq feet 4 bed, 2.5 bath plus 1200 sq ft basement with 1/4 acre lot, to a 1700 sq ft 3 bed, 2 bath with 1400 basement and 1/2 acre lot.

    We thought a lot about what we actually needed. Our house is considered small by local standards. We moved because we had two kids and needed better schools. We decided on this house for the outdoor space-- which is a plus because I love to grow food. It isn't much bigger, but the layout of the bedrooms and such will work much better for us as the kids grow older.

    It's much less expensive to maintain/ repair, etc. a smaller house, and as long as the space is highly usable and you don't hold onto a lot of stuff, you'll be fine.

    Our house is 2000sq ft....4 bedrooms, 2 1/2 baths. I like the size but not so much the layout....wish we would have considered that before we moved in, but that being said, we love our home. We have been here for 14 years. Next move will be to downsize after dd2 has graduated from high school in 2 years. Of course moving will depend on many factors (the ability to actually sell the house in this market) ect. We hope to donwsize to about 1500 to 1600 sq ft....thinking quality over quantity. I definately don't want more to clean as I get older! Smile

    My house is 1650 sf, which seems like way more than a single person needs. I have a formal dining room I never use, 2 living rooms (I could easily dispense with one of them) and a 3rd bedroom that is just used for storage.

    For me, the ideal size would be 1400 sf.

    We lived in a 890 sq ft home when the kids were 5 months, 2 yrs and 8 yrs. It was too small for us. We moved to a 1420 sq ft home, 4 bedrooms, it worked out well, then from there moved into a 2100 sq ft home for two years. The bedrooms were big and I loved my craft room. All these homes had basements. Before we moved here we got rid of a lot of stuff and now live in a 1299 sq ft home, no basement, and I like it a lot better. It's a lot easier to clean, & everything is set up to maximize space. Our kitchen here is probably 1/5 the size of our kitchen in our previous house, but it works. We only brought the appliances and gadgets that we really use-no sense storing items that never get used! Our daughter's room is probably 1/3 the size of her room in our last house, but. And we were just talking about this today, everything fits. It was a lot of wasted space in the old house, and of course you are paying to heat and air condition that space.

    I agree, you've got to not only furnish the extra space, but heat and cool it too. Not to mention, you're paying property taxes year after year on the total size. I think not only the total square footage matters, but the configuration and floor plan.

    for instance, while I said above that 1650 is way more space than I need, I never liked that all 3 of my bedrooms are on the small side. The largest is just 12 x 12. I'd much prefer to have a 2 bedroom home with larger bedrooms.

    I guess I am lucky. I have almost always lived in a house that my dh built. My house is over 3200 square feet. I have a huge kitchen with a large pantry. My bedroom is very large with a sitting area for chairs and the tv. My bedroom closet has 18 built in drawers for clothing. My master bath is the biggest in any house with have built with a large jetted tub.
    I think my next house will be smaller, but who knows??

    Some people never figure it out. So, I don't think learning that at 25 is too bad. Wink
    I think it's all relative too. In an expensive city, small is going to be the norm (NYC, San Fran, etc.). Small is the norm I am used to, and we get more attitude for having a bigger home, funny enough. (Though we are in a unique situation where nothing about it costs more. Even our utilities are significantly cheaper with twice the space - more efficient energy usage).

    The funny thing about cleaning is we still have one kitchen and have only added a half bath. So, I don't find I spend a lot more time cleaning 2600sf than 1300sf. But as I have said before, I am no neat freak. IT just seems 90% of my cleaning efforts are focused on kitchen/baths - and that's the same as always. (Maybe even easier, since I only have to keep the 1/2 bath really nice for guests. Big Grin )

    P.S. My husband and I Recently decided that we don't care to have a yard ever again. You just learn these things with time and experience. When we couldn't afford a yard, we really wanted one. Now that we have one? Eh. Now we don't want it. Funny how it goes.

    MM: I like your comment about the yard -- It seems the grass is always greener.. Since we have a 40x30 yard (a total guesstimate) we have this yearning for something larger. My husband has a love affair with cars so maybe it's a good thing that we don't have enough space right now for a huge garage in the back for him to start accumulating junk (oh wait, I mean car parts :P).

    Here's a link to an interesting video about how to live richly on $40K a year. The guy interviewed just wrote a book, and he mentions living in Poland and speaks to the idea of living in a small home. You'll find it intresting.

    I agree about the yard. We have a beautiful yard, but it is 2 big acres that have to be mowed every week and lots of bushes that have to be clipped.

    I love thinking about tiny homes too! Personally I don't have much stuff beyond books and kitchen equipment, but the rest of my family drags along some stuff behind them, and I don't mind collectors as long as they don't become hoarders. Wink So I don't think I'll ever live in a tiny home, but our current place is a 950-square-foot 2-bedroom 1-bath condo, which is small by the standards of all our friends with kids. (We've only met one other family w/kids that didn't have a house and yard since having our kid!)

    I think our place is perfect right now. When we have our second kid and they get a bit older, it might be nice for them to have separate rooms, especially if they end up being different genders and start heading toward that awkward phase. Smile And it would be nice to have a SMALL yard just to be able to sit out when you want some fresh air but don't feel like going anywhere.

    So I think our ideal house in a few years will be what you have now, about 1200 square feet with 3 bedrooms and a yard. Living in a condo has made me realize how much I love an open-plan main living area vs. shut-off little kitchen, dining room and living room. Hopefully we can find what we want when we want it. Smile

    I think that I prefer a house 1500 sf or under -- at least, assuming we don't end up with six kids or something. (Although, this leads me to remember my childhood growing up with six kids in a small, three bedroom ranch... we were packed in like sardines, but we didn't know anything different.) I prefer having the insurance of a comfortable place that isn't too gargantuan to manage. I do like having a lot of land, though. (NOT a big yard, just plenty of room to roam.)

    Our house is 1040 sq feet and much of it is unused. We have a room for the cats and room for the computer. My husband and I spend absolutely every waking moment together so the living room or laying in bed is fine by us. We often think if our house were smaller, we'd be fine because we want to be together all the time.

    Being tiny is relative. In my country, the regular size for middle class is between 300 and 500 square meters. I believe it is more on how you design and decorate your tiny home that is important. It could be tiny, but very functional and cozy. Cheers.

    @naomibatac - I just did some calculations and I think 300-500 sm leads to like 2700-4500 sf, roughly. Where do you live that the houses are so large!? I'd like to have some insurance that I could get by smaller, but I think you are right that design is the key factor.

    I don't think your house is tiny at all! But you nailed it on the head with the comment about layout. Layout is everything. Two years ago we downsized from 2600 sq ft with a finished basement to 625 sq feet! We do have a basement still, but the ceilings are low (about 5.5 feet) so it is just used for laundry and storage. While our home certainly has challenges, we like the layout and it works for us.

    A big yard was key in our decision to purchase. We too like to entertain and a bigger yard and large garage allow us to still do this anytime but winter. For all but 4 months of the year, our outdoor space functions as an extension of our house. While we probably won't be here forever, it was a really great decision for us at the time and we plan to stick it out for 5 or so more years.

    Petunia - I don't think I talk much about the decision but in short we had been living about 3 hours away from family. When we had my DD we needed them closer for our sanity. DH and I were working opposite schedules at the time and basically felt like we were just alternating parenting shifts, so we decided to move back to our hometown. BUT this was in 09 and we couldn't sell our house. We ended up selling on contract and because of that I wanted to be overly cautious and buy something with a low enough payment that we would be able to cover both mortages in a worst-case scenario. We got a little lucky with the house (seller *had* to move so she was lenient) and we purchased this one for $68k Smile Since moving, we have been able to live on one income so my husband could return to school and it has overall been a great move for us.

    guppy - I could live in that bed and there was no way I was going to sell it when we knew we weren't really going to have any other lounging space in the house. It's a king-sized tempurpedic and it was worth every penny Wink
